2. What is its rental value? When investing in property you need to assess your cash flow. For example what profits are you left with once your tenants rent has covered the mortgage? 3. Property location? Where is the property located? Is it close to schools, transport and local amenities? You need to take into consideration the needs of your tenants before you buy.

4. What work needs doing to the property? As a landlord it is your legal responsibility to maintain your property and ensure it is liveable. For this reason, before you invest, get a survey and look for potential structural problems and repairs. The more costly your repairs, the bigger the dint it will make into your cash flow. Similarly, have you got the money to afford these repairs? If you haven’t then it isn’t worth the investment.

As you can see, before you invest in any property, it is essential that you do research first to ensure it is a worthwhile investment.
